Deals – The Ideal Business Deal
Deal is an agreement that is reached after negotiation. Agreement is a mutual commitment between two or more people. A deal is a type of contract that two parties agree to follow. Deals are very prevalent in business areas, thus we are constantly hearing terms like business deals, financial deals and more.
While making a deal with another company or person, there are a few things that you should remember. When you are negotiating with another company, take charge of the situation. It is important to be in control of the deal initially to ensure a smooth flow of positive activity. You may sometimes face unavoidable situations when the opposite party cut a deal that leaves you exposed. It is not always possible to shield yourself. Leaving those unavoidable instances, try to be in control of the entire situation when you are dealing with another person or company.
While you are dealing with another company, it is best to collect the money sooner than later. Deposits, advances, and front-loaded payment schedules are ways of judging the reliability of the other company. Cash is always safer than checks in deals, and a certified check is safer than a personal one. While dealing with money matters, do not move beyond your budget. Take help from third-party financing, only after the deal is officially made.
In a deal, you should communicate clearly and specifically about your expectations, leaving no ground for misunderstandings. Have a condition attached to your deal. In a deal, make the key items subject to your approval. The best way of dealing with deals is to self inspect everything. Talk to the tenant and the franchisee to know how things are working.
In a deal, try to be the boss. Create a situation in the deal where the other party will report to you by giving you `various reports on the various stages of the deal. There are very few companies that are self sufficient. Making deals with various companies not only increases the trust between the two, but also ensure a rise for both of them.

Dealing with Difficult People: 27 Secrets & Strategies You Can Apply Today
Copyright 2006 Colleen Kettenhofen
“No one can get your goat if they don’t know where it’s tied up.” Zig Ziglar
1. Listen more effectively. Listening is the number one tool in communication, especially when dealing with difficult people.
2. Step back and analyze the situation from an outside perspective. When we are less emotionally involved and “cool our jets,” the answers come for how to effectively deal with them. Whether dealing with a difficult boss, dealing with a difficult co-worker, or spouse.
3. Ignoring often doesn’t work. The tension becomes so thick you can cut it with a knife.
4. Choose your battles. There are times when you have to “let it go.” Know when to speak up and when to pick your battles.
5. Criticize in person, praise in public. Never publicly criticize someone as you will look like the bad guy and the difficult person will only become more upset.
6. Maintain respect for them – even if you disagree or dislike them. At least acknowledge what they say. Think about how you would want to be treated.
7. Seek first to understand then to be understood, especially when dealing with difficult people.
8. People often won’t care what you think unless they think you care. At least attempt to see it from their perspective.
9. Maintain high expectations and standards if you are managing this employee. If you don’t do this you will be seen as enabling their unacceptable behavior.
10. Strive for greater communication. Often, it’s not that there isn’t enough communication, it’s that it’s bad communication. So work on improving your conflict resolution skills. If you are a manager, consider training everyone in conflict resolution. One of the main reasons teams fail is because some of the people on the team don’t like each other, or aren’t skilled in handling conflict.
11. Invest in communication skills courses and conflict resolution skills courses to improve the part you can control – you.
12. Don’t lose emotional control. Antagonists and “passive-aggressives” will often try to push your buttons.
13. Avoid being around difficult people when they’re in a bad mood. If they’re always in a bad mood, try being around them when they are in a “better” mood!
14. Accept, change or reject. Know that ultimately you only have three choices.
1) Accept the situation knowing it won’t change.
2) Attempt to change your relationship with them by changing how you react.
3) If it’s really affecting your well being, it may be time to “reject” the situation and move on.
15. Avoid "but." No “but’s” allowed! For example, don’t follow giving them positive reinforcement with, “But on the other hand…” The word “but” only negates everything positive you just said.
16. Non-verbally position yourself at their eye level. For example, if they are sitting when you talk with them, sit. If they are standing, stand. Converse at their level.
17. Avoid the word “need” when possible and use “want” instead. Saying politely and tactfully, “John, I want to have the project in to me by noon so that we’ll meet our deadline. “Want” is more assertive as long as it’s in the right tone.
18. Watch your tone of voice. Avoid an autocratic or sarcastic tone. The Latin root of the word “sarcasm” is “sarco” meaning tearing of the flesh!
19. In face-to-face communication, words account for 7% of what people notice and believe about you. Tone is 38% and body language 55%. So a full 93% is tone and body language.
20. Give sincere positive reinforcement when they do something well. Show genuine appreciation. Often difficult people are difficult because they feel unappreciated.
21. Avoid absolutes such as, “You always” and “You never.” It puts difficult people further on the defensive.
22. Don’t take it personally. Often they’re difficult because of something going on with them.
23. Watch your mental state. Don’t let them drag you down. A little of that can be normal but don’t allow it to go on.
24. Remember the person who constantly angers you, or constantly intimidates you, controls you.
25. Mutually agree to move on. Agree to disagree. If this isn’t possible, at least “move on” in your own mind.
26. Attempt to understand what’s driving that difficult behavior. Get at the root cause, even if you only try to figure it out in your own mind.
27. E + R = 0. Event + Reaction = Outcome. You can’t control the event, but you can control the outcome based on how you react or respond. Be careful how you respond.
For example, there’s the story of the couple who were divorcing. A neighbor said to the wife, “Do you think you’d ever get back together?” She replied, “No, because we have said things to each other that are so horrible, that even after apologizing they could never be taken back. There's no way we’d get back together.” The moral of the story…be careful what you say. Once those words are out they’re hard to take back.
“The disease of me often results in the defeat of us.” Pat Riley of NBA fame

Dead Silence From Your Prospect : The Worst Sound Of All
<p>Could this be the worst moment in your selling cycle?</p>
<p>You've done all the right things with your prospect:</p>
<p>• You've identified a real need and developed a reasonably solid relationship.</p>
<p>• You've determined that your prospect is interested in your solution.</p>
<p>• You've had a couple of great meetings or conversations that let</p>
<p> the prospect move the sales process forward.</p>
<p>• You've supplied everything needed to make a final decision.</p>
<p>• And you've followed up, as customary, by leaving messages or e-mails to see if you can get a final decision, But instead, all you're hearing is dead silence.</p>
<p>Not a word. Not a peep.</p>
<p>"I don't get it," you say to yourself.</p>
<p>"Everything was going so well, there's definitely a fit, we had a good relationship.</p>
<p>Then, all of a sudden, nothing.</p>
<p>What went wrong?</p>
<p>I know this feeling well because just about everyone who gets in touch with me (and I speak with dozens of you almost every day) struggles with this exact desperate situation --- wondering what went wrong, why your prospect has broken off communication, and, most importantly, what you can do about it.</p>
<p>The only person who can solve this mystery is -- guess who? Your prospect.</p>
<p>You may have done all the "right" things throughout the sales process, but, somewhere along the way, he or she has never felt truly comfortable enough to tell you the truth about where they really stand with the decision to buy or not buy your solution.</p>
<p>Why not?</p>
<p>Because in most cases prospects don't want to hurt your feelings by telling you something that might disappoint you.</p>
<p>The problem is, something in your selling approach (your tone of voice, your attempt to create forward momentum, your use of traditional sales language) told them that the most important thing on your mind was making that sale.</p>
<p>However, what your selling approach must do is let prospects feel comfortable telling you the truth, all the way through the sales cycle, about exactly where you stand with them, without their having to worry that you'll feel disappointed.</p>
<p>This is the gap that makes it easier for prospects to break off communication, because keeping you at bay lets them feel safer and more in control.</p>
<p>So, how do you get to it?</p>
<p>Not by moving forward, but by moving backward to try to repair the hidden break in the relationship. "I don't understand," you say. "How would I do that?" It's simple:</p>
<p>1. Just Give your prospect a call (avoid leaving a voicemail, and send an e-mail only if you have no other options) in which you convey the following message:</p>
<p>2. "Hi John, it's Ari with XYZ company, how are you? John, I'm not calling about moving the project forward or anything about the project itself. I'm just calling to apologize...I haven't heard from you for a few weeks and I figured it must be my fault or something that I may have done, maybe I dropped the ball somewhere along that way...so I'm simply calling (or writing) to see if you wouldn't mind sharing some feedback so I can improve for next time?"</p>
<p>In other words, you apologize.</p>
<p>That's right -- you apologize because it's crucial for you to take the high road and be willing to be told that something on your end did cause the communication breakdown.</p>
<p>However, most of the time, prospects will find your apology so disarming that they'll stop worrying about you trying to "sell" them and will finally feel comfortable telling you their truth.</p>
<p>Try it, and let me know how it goes.</p>

Data Shredding Basics: Is Smaller Really Better?
Just as businesses need to destroy sensitive data, so too is there a need to shred electronic data from computer drives.
With increases in technology, it is simply amazing how much data can be stored in such a small physical space, and how often that data is recoverable if only erased using standard methods.
For computers, the equivalent of shredding is called wiping. If data is wiped from a computer it means that cannot be restored by any means.
Data wiping can be accomplished by using software which overwrites files or by using a 'secure delete' command instead of the 'regular delete' command to the operating system.
Why doesn't just deleting a document or file doesn’t work?
On many computers and the many standard operating systems, simply deleting a file and sending it to the trash bin will not delete the contents of the file it all! It may show that new space is available on the disk and it may show the file as removed from the operating system index, when in fact only the reference to the document was removed well actual contents remain somewhere on the hard disk.
In fact, the file has only become 'dispensable' space and may or may not be overwritten by other newer files. This allows for easy recovery of recently deleted files with various software tools or MS DOS commands.
Sometimes the files may be overwritten or partially overwritten and become unrecoverable, but there may still be traces, and with the right equipment and knowledge, much of this data can be mined from the hard disk.
The Unix operating system has a built in delete command which can be used, and there are various files deleting programs available for windows systems which overwrite the data repeatedly with random binary code making recovery extremely difficult. It intersperses random binary into the files and makes it so random that it is like it is deleted. This is sort of the computer equivalent of shredding paper materials.
One not of caution when using data shredders: It can be possible that after files have been deleted the files may move location. This may happen if the disk has been 'defragmented' and in some cases, may render shredding software ineffective because it doesn’t know where to locate the specific data to be overwritten.
Thus, many people say that really the only absolute ways to permanently get rid of data on the hard drive is the burn it, pour acid on it, or a degausser!
Disc encryption is another method available to increase the security of your data. There’s a program called PGP which can encrypt data before it is stored on a hard disk. The PGP or “Pretty Good Privacy” is an encryption program for cryptographic privacy and authentication. It’s pretty close to military grade encryption and can be used to protect data in long-term storage such as disk files. It requires a pass phrase to recover encrypted information
Other Data Storage Devices To Wipe:
Another device to look out for is flash memory devices, such as key ring size USB drives and memory cards. Data stored on these devices can often be recovered even after it has been erased. As of the time of this article there is no official method for destroying these devices. Overwriting may help, but pulverizing the storage is probably the safest option.
Due to the small size of these devices they are extremely easy to misplace drop or forget about… They are also easy to steal or smuggle. In Iraq hundreds and hundreds of these devices were stolen which contained sensitive data about US troops! It is thought that these were smuggled out in the pockets of Iraqi locals working and sold on the black market.
Care must be taken with these devices.
While electronic data storage has become increasingly popular due to the minute space electronic files physically occupy compared to paper, people should realize that the extremely small size comes with a price: They are hard to keep track of! Sometimes, smaller is not better. Electronic data can be harder to permanently erase, easier to misplace, and easier to steal.

Dashboard to the Rescue
<p>When you think of a dashboard what comes to mind? For most people, the first picture that comes to mind is the dashboard in your car. The dashboard extends from just under the inside portion of your windshield and includes all the dials, knobs, buttons, and instruments that essentially run the automobile. In essence, the dashboard of a car serves as the control center. Via the dashboard you can change the radio, turn up the volume, defrost the windows, heat up the car, cool down the car, or even insert a CD to listen to. More advanced and luxurious cars have dashboards that give the driver a glimpse of the conditions in and around the car – such as the temperature outside, the speed of the car, the time, and the song currently playing on the stereo system etc. Simply put, dashboards are great at offering a quick glance into ones current condition, providing a simple yet powerful visual representation of information.
<p><b>Business Dashboard to the Rescue</b>
<p>Business executives often are pressed for time, and in need of a <a href=http://www.corda.com/lpage/dashboard.html>Dashboard</a> to their company’s current status. Fortunately, a business dashboard does exist. Like the dashboard of a car, a business dashboard offers a look into wellbeing of a company. A business dashboard will often consist of information representing the vitals of a company. Vitals like sales and inventory data, as well as profitability information. Business dashboards are often quite flexible allowing for customized inputs of information and charts to display the information that is most vital to your company.
<p>When an executive takes advantage of a <a href=http://www.corda.com/lpage/business_dashboard.html>business dashboard</a>, he literally has all the information from the whole company at his finger tips. Business dashboards allow the user to manipulate complex data input sets and view and interpret the data in simple, yet powerful visual representations. For an executive that lacks ample time to make complex business decisions based on the data provided to him a business dashboard proves priceless.
<p><b>Performance Dashboard Keeps You Ahead of the Game</b>
<p>Many top executives think of this type of dashboard as a <a href=http://www.corda.com/lpage/performance_dashboard.html>performance dashboard</a>. After all, when all is said and done, the dashboard is essentially measuring and displaying the performance of the company. All great executives understand the importance of maintaining a grasp of the current performance status of the company, and a performance dashboard allows these executives to maintain their edge over other corporations.
<p>As mentioned before, a dashboard can be very flexible. Business and performance dashboards are capable of displaying information or inputs that are contained in Excel file format. A dashboard lacking <a href=http://www.corda.com/lpage/dashboard_excel.html>dashboard excel</a> functionality will prove to be a useless tool. In the business world, much of our information is housed by Excel so when you are looking for a performance dashboard solution, be sure to look for a dashboard that advertises dashboard excel compatibility.
<p>Don’t get caught lagging behind the competition. Make sure you have the best tools and instruments so that your company can make informed decisions and maintain or even exceed the pace set by the competition. Remember, when looking for a performance dashboard solution, if you want to make use of that huge database of Excel worksheets you have on your servers you will need a business dashboard solution that provides dashboard excel compatibility.
